Types of lofts common in london
Why Hip-to-Gable?
Below is an example of our most popular loft extension - the Hip to Gable dormer -along with a range of other extension types we offer.

HIP TO GABLE REAR DORMER
A Hip to Gable loft conversion is ideal for semi-detached homes with a hipped roof. By extending the sloped side of the roof vertically to form a gable wall, we create significantly more internal space. This structural change allows for a full-width Rear Dormer at the back, unlocking maximum floor area and improved headroom. It’s one of the most popular and effective ways to transform unused loft space into a bright, spacious new room.

SIDE DORMER
A Side Dormer is constructed on the side pitch of a roof and mirrors the shape of a Rear Dormer, typically featuring a flat roof. These are most common on detached or corner properties where the roof layout allows for side-facing extensions. In some cases, depending on planning regulations, you may even be able to install dormers on both sides. Roof styles can vary from flat to pitched or crown, depending on local policy.

REAR DORMER
A Rear Dormer loft conversion extends the existing roof at the back of the property, significantly increasing internal head height and floor space. With straight sides and typically a flat roof, this style is well-suited to a variety of property types. Depending on planning permission and the layout of your home, the dormer can span the full width of the building or be slightly inset, usually by around 300mm on each side.

MANSARD
Mansard conversions have a flat roof with the front face sloped at around 70 degrees, giving a more vertical appearance. The sides are usually built in brick or finished with tiles. While they offer a stylish look that suits period homes, internal space can be more limited than dormers due to the slope. Common in Central London terraces, they're often used in conservation areas with stricter planning rules.

PIGGYBACK
A Piggyback conversion involves extending the existing perimeter walls and constructing a new pitched roof, set back from the original front elevation. This method allows for a dramatic increase in head height and overall floor area. Thanks to the raised structure, these conversions often accommodate multiple rooms, commonly two bedrooms and a bathroom, making them a great option for expanding family homes.

VELUX
A VELUX conversion is the simplest and most cost-effective option, involving the installation of roof windows into the existing slope without altering the roof’s structure. This approach floods the loft with natural light and ventilation, usually requiring little or no planning permission. While it doesn’t add extra headroom, it’s ideal for lofts with good existing height and works well for creating bright, comfortable spaces such as home offices, guest rooms, or hobby areas.

L-SHAPER DORMER
An L-Shape Dormer combines a standard rear dormer with an additional extension over the back addition, creating an L-shaped layout. Common in Victorian and Edwardian homes, it offers generous extra space and is ideal for properties with an existing rear outrigger. Head height is usually consistent with the main dormer, though this can vary with planning rules.

PITCHED DORMERS
A pitched dormer is a roof extension with a sloped roof, designed to project vertically from an existing roofline. It adds charm to a home’s exterior while creating valuable headroom inside. Ideal for properties with ample roof space, pitched dormers make loft conversions more practical specially when accommodating features like a staircase. If you're looking to maximise loft space and enhance kerb appeal, a pitched dormer is a smart, stylish solution.
